How Our Investors Profit.

Understanding the four main profit centers of multifamily commercial real estate projects will help you make sound investment decisions. At Nimbus Capital, we partner with proven teams who use creative techniques to maximize cash flow while shrinking operational costs leaving our funds with the majority ownership of high-value stabilized assets.

Cash Flow

Income generated from rents, pet fees, storage, utility reimbursement, on-site laundry, and parking pay down the asset's debt service and operating costs. The residual cash flow is distributed to the funds' investors.

Valuation

Through value-add property improvements and business operations optimization, our partners are able to address deferred property maintenance, raise rents to market rate, and reduce expenses resulting in a 1 to 1.5x increase in property value over the life of the project.

Depreciation

The tax benefits of commercial real estate are second to none. From bonus depreciation through cost segregation to deferred capital gains through 1031 exchanges, investors can effectively reduce their annual tax exposure enabling them to keep more of their hard earned money in their pockets. Unlike other firms, at Nimbus Capital we pass on all tax benefits to our investors in accordance with their share of ownership in each fund. Why? Because it's the right thing to do.

Disposition
